We provide mold, asbestos, lead, bacteria and smoke and soot testing for residential and commercial properties. Each project starts with an inspection, and we collect the samples that suit the situation for laboratory analysis.

Where do you work?

We are based in Camarillo, California, and serve Ventura, Santa Barbara and Los Angeles counties. We do not maintain offices outside Camarillo; our team travels from there.

Can I get a same-day appointment?

Sometimes. Availability changes day to day, so call us and ask about same-day availability rather than assuming a slot is open.

Can you bill my insurance?

Do you also do the remediation work?

No. We provide testing, laboratory analysis and reporting only. Because we do not perform remediation, our findings are independent of any repair work you go on to arrange.

Turnaround depends on the laboratory analysis required for your samples. We will tell you the expected timeframe when we schedule the visit rather than promising a fixed number of hours up front.

Do I need testing if I can already see mold?

Not always. If the growth is limited and the moisture source is obvious, cleanup and moisture repair may be the practical step. Testing is useful when the extent is unclear, when hidden growth is suspected, when a report is needed for another party, or when you want documentation after remediation.

How long do mold results take?

Laboratory turnaround is commonly 48 to 72 hours from sample submission. We confirm expected timing when your samples are collected.

Do you also perform remediation?

No. S&J Environmental provides testing and reporting only. Keeping testing separate from remediation means the findings are not tied to selling you removal work.

What does a report include?

Laboratory results for the samples collected, the locations sampled, and a plain explanation of the findings so you can discuss them with a contractor or insurer.

When should asbestos testing happen?

Before renovation, demolition or repair work disturbs suspect materials, and after damage events that may have already disturbed them. Testing first lets the work be planned properly.

Where is asbestos commonly found?

Can I collect my own sample?

We do not recommend it and we do not provide DIY instructions. Disturbing suspect material can release fibres. Our team collects samples with appropriate controls.

Should lead testing be done at the same time?

Often it makes sense. Buildings old enough to contain asbestos frequently pre-date the 1978 restriction on lead-based paint, so combining the visits can save a second appointment.

What is XRF testing?

A handheld X-ray fluorescence analyser reads painted components on site and reports a lead concentration for that surface, without removing the paint.

When is bacteria testing worth doing?

Most often after a sewage backup, overflow or flood water event, and when documentation is needed for an insurer, tenant or contractor.

Commonly E. coli, enterococcus and total coliforms, which are used as indicator organisms for sewage contamination.

Can testing tell me if someone will get sick?

No. Testing documents what was detected in the samples collected. Health questions belong with a medical professional; the CDC publishes general guidance on flood and sewage cleanup at cdc.gov.

Do you clean up the contamination?

No. S&J Environmental provides testing, reporting and recommendations. Cleanup is carried out by a restoration contractor.

My house did not burn. Is testing still relevant?

Accepted Answer

It can be. Smoke and soot from a nearby structure fire or wildfire can enter a building through openings and ventilation and settle on surfaces well away from the fire itself.

Does testing confirm my home is safe to move back into?

Accepted Answer

No. Sampling documents what was detected at specific locations at the time of sampling. Reoccupancy decisions involve your contractor, your insurer and the conditions of the property as a whole.

When should sampling happen?

Commonly before cleaning, to scope the work, and again after cleaning when documentation of the finished state is wanted.
